Choosing the right contractor…
As 2021 takes off, it is essential to remember the most important asset on your building, the roof. It is easy for building owners or managers to put off the research of finding the right contractor, which in turn leads to more problems, more money, and more headaches. This article was created for those who want to make contractor selection effortless. Below you will find questions and recommendations to help your search for a contractor that best fits your needs.
Don’t get us wrong; finding the contractor that best fits your “needs” is not easy. If you don’t already know, Texas is a right-to-work state. Anyone with the right tools and insurance can be a roofing contractor, but that doesn’t mean they have the certifications, licenses, or coverage needed to protect your company. With so many under-qualified contractors, it’s more important than ever for building owners and managers to educate themselves before making a significant investment in their commercial roof portfolio.
Here are a few questions that can help you find the right fit for your building(s).
Do you have access to a contracting agency or co-op?
Co-operatives specialize in that-approving vendors, so you don’t have to go through the work. They do this under the supervision of a state or government agency and put their name behind the contractors. Sometimes, this even qualifies to reduce required bidding processes. Learn more about our CO-OP, TIPS, here.
How long has the contractor been in business?
A roofing company should have extensive experience and knowledge in this line of work. Years of experience can determine how prepared a company is to deal with unexpected situations during repairs or installation. It is also important to remember that your labor warranty is NOT valid if the contractor is out of business. A company with minimal experience or just starting could potentially be a higher risk than ones who have years of business and strong financial backing to weather the recent pandemic. The more years in business, the better. However, other factors can define the best contractor if years of experience don’t add up.
Is the contractor a member of a sizable trade organization?
Most roofing contractors will have a list of organizations that they are a part of on their website. Some major commercial roofing organizations to look out for are:
- National Roofing Contractors Association (NRCA)
- Midwest Roofing Contractors Association (MRCA)
- Building Owners and Management Association (BOMA)
- International Facility Managers Association (IFMA)
If an organization is listed on their website that you are unsure about, go to the association’s website to determine legitimacy. Rarely does a best-in-class contractor not want to be recognized for the success or innovation.
Is the contractor approved and certified by the manufacturer?
This can also be found on the contractor’s website, or you can search for a contractor in your area directly on the manufacturer’s website. You can also ask for a letter of recommendation on behalf of the manufacturer. Some known commercial manufacturers are:
- Firestone Building Products
- Carlisle
- GenFlex
- GAF
- Johns Manville
- Soprema
- Tremco
- Versico
- Among others
Technical qualifications like those stated above are essential to take note of when choosing a contractor. However, finding a contractor that is the right fit for YOU can also include some personal factors.
Can the contractor provide references?
Getting information from someone you know and trust can help make your decision that much easier. Remember, references are huge when it comes to gaining knowledge on a contractor’s quality of work and overall experience. If you don’t have any personal references, don’t be afraid to ask for the contractor’s previous clients. This can also give you some insight on their experience with the company. Most companies today are online, and you can easily access reviews, which can also provide useful information about their service quality, experience, and customer service. Another resource to check out is their social media accounts (if applicable). There you can find customer feedback, testimonials, and interactions with the company and their customers.
Do you prefer to use a local company?
Using a company that is local to your area can be beneficial in more ways than one. Having the contractor close by whenever you might need their services helps eliminate long wait times for service or repairs. Local companies also make your experience more personal. To them, you aren’t just another client or check in the mail. They pride themselves on the fact that you chose them, and they make sure you are a part of the entire process from start to finish. Choosing a local company makes them feel good but also makes you feel good. I think we can agree that nothing feels better than a company taking the time to invest in their relationship with you. At Castro Roofing, we NEVER leave you wondering where we are or what we’re doing. We keep you regularly updated with photos, text messages, & more to ensure you stay in the loop. We call this our Red Carpet Experience.
Quality over Quantity.
Remember, it’s not just about cost when it comes to selecting the right roofing contractor. Do not compromise the quality of a repair on what is typically the most expensive asset on your building. We are not here to only install the roof, we are here to install, service, maintain and extend the roof’s life. A 20-year warranty does not mean it will only last 20-years. The actual value is about exceeding the manufacturer’s warranty and getting the most out of your investment. Here at Castro Roofing, we pride ourselves in the quality of our work, “Fixed for life or fixed for free” is a motto we stand by. All roof leak repairs are covered by Castro’s exclusive LIFETIME warranty. There are no exceptions. There is no fine print. There are no exclusions. It’s effortless: if we fix a repair and it has a problem again in the future, we will fix it at OUR cost. Period.
At the end of the day, you want to feel good about your decision when it comes to choosing a contractor that is the best fit for you. Taking the time to educate yourself on available contractors will only benefit you and your entity. You deserve great value for your money, including an honest contractor who stands behind their work in both word and deed.
