Annual Roof Inspections
Castro Roofing recommend annual inspections (as a minimum and quarterly for best results) for every roof system. Far too often, the cause of a roof failure is the absence of proper maintenance and inspection.  Something that starts out small and very repairable when left unchecked, can turn into a very major roof problem. Periodic visual roof inspections and routine maintenance to deficient conditions will increase the long term service life of any roof assembly.

The cost of a Visual Roof Inspection is minor when compared to the cost to replace a roof, or even portions of a roof, prematurely. In order to maximize the service life of a roof system and realize the full potential of its “Life Cycle” costing, preventative maintenance is a must.

To perform an annual inspection, our qualified roof inspectors walks over the entire roof area video and photo documenting all observed deficiencies. These observations are then noted on our online roof monitoring program we call LOOKOUT™ along with recommended maintenance procedures to the cited deficiencies.

Inspection Services

Our roof inspection report is designed to provide you with the knowledge you need to make smart decision about the future of your roof. In our roof inspection report, we will provide photograph documentation of any deficiencies your roof may have. Our written report will contain the following information:

  • Overall condition of the roof
  • A list of any roof deficiencies
  • A list of repair recommendations divided between Emergency and Remedial
  • Our price to complete any noted repairs by broken down by each deficiency (not a lump sum)
  • A conservative estimate of the remaining life of your current roofing system
  • A budget cost for roof replacement, if applicable

Our roof inspection reports are available on-line which you may access any time thru your private secure core. In addition, you may review as a written property report document or a bound portfolio report. We offer all of our reports in an electronic format so they can be shared with other interested parties.

We understand there may be situations when roof replacement is not an option for you or when preventative maintenance costs will exceed the threshold for a return on investment. In these instances, we do not recommend taking a proactive approach by performing any preventative maintenance. However, Castro Roofing will be happy to assist you in a reactive manner on a leak-by-leak basis. A third option to roof replacement is an economical roof restoration system, if your roof qualifies, you will receive 10-20 year full system warranty with an energy star rating.
